Waterford Lakes Homeowners
Association Bulletin
Signs & Notices
With the recently approved amendments
to our Declaration of Covenants (Article XIV, Section (h)), many questions have
been raised by homeowners about posting various types of signs and notices in
our community. The Board met with Property Services Group Thursday night to
clarify our Guidelines regarding signs.
This was in response to a formal letter received from a homeowner
requesting clarification and interpretation.
The Board with PSG’s assistance drafted the following guidelines based
upon our Covenants & Restrictions.
1. No Pruning Signs: Shrubs in the front of our
units are trimmed once each year by Sandavol Landscaping, usually in mid-June
to mid-July. If you do not want your shrubs pruned for whatever reason, you may
post a temporary sign in your front window or flower bed. These signs
must be removed within 72 hours of project completion.
2. For Sale Signs: You are allowed one (1)
sign, no larger than 4 ft. square to advertise the sale of your property. For
Sale signs maybe placed in the front window not the flower bed. Information
sheets advertising the property may be placed in a special box in the front
flower bed. No For Sale signs may be placed in the
Common Areas or Entrances. Approval is
not required.
3. Small Home Security, Invisible Fence, No Soliciting, Beware of Dog Signs:
Small home security signs
(less than 12 inch square) may be placed on the front door, front window or
front flower bed. Approval is not
necessary.
4. Temporary Signs (i.e. yard signs, garage sale signs): Temporary signs displayed for the specific purpose of
celebrating a birthday, anniversary, sports team, or other special occasion will
be allowed for a maximum of 48 hours.
These signs may only be located on the owner’s lot and should not
interfere with mowing crews. Only one
professionally manufactured sign (no larger than ten (10) feet) is allowed.
These temporary signs must be removed promptly after the event. Approval is not required.
5. Political Signs: Signs no larger than four (4) feet
square promoting a party, candidate, or public question/referendum can only be displayed
30 days prior to the voting date. These
signs must be removed within 5 days following the voting date. No more than one (1) sign per candidate, political
party, and/or public referendum may be displayed in the front flower bed or
inside window. Approval is not required.
6. Identification Signs (i.e. name and address plaques): Homeowners are allowed a maximum of two identification
signs. These cannot be affixed to the
exterior of the unit. They maybe placed
in the front flower bed. Approval is not
required.
7. Commercial Contractor Signs: Contractor signs can be erected
during the duration of the work and removed within 48 hours of the completion
of the project. Approval is not necessary as long as in
keeping with the guidelines.
8. Other Signs: The Declaration of Covenants does not
allow for other type signs. However, you may place a sign in your front window.
The approved Architecture and Landscaping
Guidelines state that no exterior signs may be placed on a lot without
approval of the Architecture & Landscaping Committee. When submitting your temporary
sign request include: type of sign, size, where it will be located, and the limited
time period it will be erected. The
Covenants do not allow for permanent signs other than name and address identification
signs and home security-type signage.
9. Legal Notices: Temporary signs or notices required by legal proceedings
may be posted on the door or window without prior approval of the Architecture
& Landscaping Committee.
