Call
To Order – President, Maggie Jones called the meeting to order 6:35pm at
the Clubhouse

Approval
of April’s Minutes – The minutes of the April 20th meeting were approved as
submitted.

Committee
Reports
o Social/Welcoming Committee: Committee members include Janell Miller, Geri
Conway, Sharon Simmons, Martha Bosma, Maggie Jones. The Board would like to thank the committee
for their hard work making the past two breakfasts such a great success. The June 4th Women’s Tea is
completely filled. The next event is a
Block party July 15th. Mark your calender.
o Architecture and Landscaping Committee: Committee members include Caroline King,
Richard Conway, Dave Richardson, Anne Inman. David Jones, Dave Miller and Randy
Simmons providing labor and expertise.
The Shade garden has been spruced up and 2 glider
chairs have been added. The old Clubhouse
sign has been replaced since it was rotting out. After years of volunteers
working on the Shade Garden it is maturing and really looking good. The Board would like to recognize John and
Joy Shew and Carol Gillespie for all the time they are putting into the North
Entrance and other landscaping. The
Board has approved updating the North and South Entrances. The Pine trees will be cut down behind the
north entrance walls and Hick’s Yews planted.
Dave Richardson is going to paint the Waterford Lakes black lettering on
the entrance walls. Lighting is being
put in to light up the entrances and Clubhouse sign.
The south entrance is being simplified with low
maintenance shrubs and river rock. The
plantings will be hardy and heat tolerant.
Don and Becky Ulrey and Dave and Janell Miller have given us permission
to tap into their outside spigots to water the new shrubs regularly. Thank you
to Susie and Bill Jamerson for transplanting the flowers and grasses at the south
entrance.
o Election and Nominating Committee: Committee members include Don Bosma, Janell
Miller, Anne Inman. We are recruiting
more committee members. If you are interested call Anne at 317-504-9268. The Bylaws have been amended by our attorney
Scott Tanner to meet the new State HOA Proxy laws. The amendments will be
posted on the HOA website in the near future. The Committee is to review the
nominating and election process to work out some of the kinks and make it
easier for residents to get to know the Board candidates. Candidate Bio’s
will be distributed to all residents prior to the election and a Meet the Candidate Night is planned for
the March 2018 HOA Meeting.
o Phone Directory Committee: Committee members include Peggy Burke, Dawn
Lowden, Martha Bosma and Anne Inman. The new Waterford Lakes Phone Directory will be distributed late June. Forms have been mailed to your home to
complete and return in the addressed, stamped envelope. We appreciate everyone’s help in mailing
these in. We have received 70% to date. If
we do not receive your updated form we will use the old information. Dawn Lowden, Realtor, Community Real Estate
Group is sponsoring the directory. Ads
are being accepted. Tom Stempson
suggested the directory be made available electronically.

Dawn presented
information on Avon Condo/PUD neighborhoods. The average price per sq. ft. in
Avon for condos is $82.22 from 2014-2017. Waterford Lakes average price per sq.
ft. is $84.72. 7 units have been sold
through the multiple listing in 2017 and the average listing is 59 days. Units sold through the MLS ranged in price
from $115,000 to $136,000. Average sold price for the 7 listings is $123,800. Since 2014 units sold have gone from an
average of $80.00 per sq. ft. to $87.90 in 2017. Dawn felt we could get more
for our homes when looking at comparable neighborhoods. Dawn discussed the importance of a strong
reserve fund in selling your home. One reason is the age of our residents and
their families are selling the unit’s at a lower price to move them quickly. Dawn lives on Lake View Court and can be

Dawn is gifting
a Library
Box to be placed later this summer by the backdoor of the
Clubhouse. This is a cedar and pine
Neighborhood Book Exchange for sharing your books with your neighbors. We will
have more information to follow next month.

7. New Business
o Bill
Jamerson spoke about the growing concern he has about dogs at-large. Bill expressed concern about the safety of
both dogs and residents. Bill feels dog owners should respect other residents
by leashing their dogs. (See attached
Town of Avon Dog Ordinance and Waterford Lakes Covenant’s language.)
o John
Shew asked the question about door grates.
Whether grates could be taken off without purchasing a full view storm
door (See Architectural and Landscaping Guidelines). The Board
made the decision that residents must submit to PSG an Architectural/Landscape Change Form that the grate is being removed. Doors are to be cleaned of rust and
dirt when the grate is removed. Forms
